This research employed a mixed method approach. Objectives of the study were to study community operation, efficiency and factors affecting the success of healthy space community development model in the area of Phasi Charoen District, Bangkok Metropolitan Administration. For the quantitative approach, a questionnaire was administered to collect data from 400 samples of population living in 6 pilot communities in Phasi Charoen District. Statistical analysis dealt with frequency, percentage, mean, standard deviation, Pearson’s Product Moment Correlation Coefficient, Point Biserial Correlation Coefficient, Spearmen’s Product Correlation Coefficient, and Stepwise Multiple Regression. For the qualitative approach, an in-depth interview with 10 key informants was conducted. The finding of the study revealed a high level of overall factors affecting the success of healthy space community development model, especially community factors, which included knowledge, leadership, and attitude towards community development activities. The results from stepwise multiple regression showed that individual factors and community factors could predict the success of healthy space community development model.
